What I do: A full pipe assessment to identify what’s still galvanised and what has already been replaced (most homes have had partial replacements over the years). Drainage Issues on Lake-Facing Streets

Properties in the eastern part of Berkeley Vale, the streets that slope down towards Tuggerah Lake, deal with drainage issues that homes further west don’t see. The water table is higher, the soil holds more moisture, and heavy rain combined with lake tides can back up stormwater systems quickly. I’m called out to these streets after every decent east coast low.

What I do: Stormwater inspections, high-pressure jetting to clear blocked pits and drains, and site drainage assessments to see whether you need additional absorption trenches or subsoil drains. If you’ve had water pool in the same spot more than twice, it’s worth getting it looked at before the next big storm.

Aged Hot Water Systems Replaced Before They Fail

Hot water systems have a working life of about 10 to 15 years. A lot of Berkeley Vale homes had systems installed during the suburb’s build-out in the 80s and 90s, and many have been replaced once or twice since then. The ones that were replaced 10–15 years ago are now reaching the end of their life, and they tend to fail at the worst possible moment.

What I do: If your system is over 10 years old, I can do a quick condition check to tell you how much life it’s got left.
